Avon Tyrrell House was built in 1891 as a calendar house with 365 windows (days), 7 outer doors (days per week), 52 rooms (weeks), 12 Chimneys (months) and 4 wings (seasons) and was designed and built by the Arts and Crafts architect W.R. Lethaby. It is reportedly the last built Calendar House in the country. Avon Tyrrell is now Grade I listed house and is the home of UK Youth, the leading national charity for young people. It sits within 65 acres of Grade II listed grounds in the heart of the New Forest National Park. The beautiful and scenic grounds accommodate various outdoor adventure activities and outdoor learning opportunities for young people to experience, learn and develop. Back of Beyond Touring Park & Glamping

Back of Beyond is a 30-acre touring park on Dorset heathland, near Ringwood. The site offers a large wild camping area, hardstanding pitches for touring caravans and campervans and some AstroTurf pitches. It also has glamping units in the form of shepherd huts, glamping pods, two glamping lodges and a yurt. The site has a large area of private pine woodland with pathways throughout it. There are two lakes which sit in a Site of Special Scientific Interest and it is fringed by a small stream. There is a small petanque and pitch and putt area, a reception with shop and two toilet/shower blocks (one with disabled access). Breamore House

Large rural estate with many properties to include farms and woodland Formed in April 1977 the Company's principle function is the management of property belonging to the Barker-Mill family and their Trustees. The land covers a wide area. To the immediate west of Southampton it includes the Lower Test valley and substantial parts of Nursling and Rownhams. On the eastern edge of the New Forest it covers a block of land of about 3,000 acres which includes parts of Hounsdown, Eling, Marchwood, Colbury, Ashurst and Longdown. Manor Lodge

A 3 bed / 3 bath detached chalet style property Situated within the Minstead Manor Estate, approx 0.3 mile down a private track. The house sits on a 1.5 acre plot (with garden surrounding all sides) and has a 2.5 acre adjoining paddock. There is a small stream between house and paddock. Please note, however, the adjoining paddock is not a nice flat, open field. It is a typically bumpy, hilly, rough grass irregularly shaped piece of New Forest land, also littered with trees. The house is accessed via electric wrought-iron gates. The house has an outdoor heated swimming pool (open in Summer) that is situated close to the house, off the kitchen/family area. There is a detached garage block with 4 sets doors (3 electric garage doors and one set of smaller black wooden doors). There is a barn next to the garage block which is presently (Summer 2022) being restored. The rear of the barn (with its own separate access) is presently let out for storage. The front of the barn will become a home office (last stage of the restoration). There is an open field next to the house on one side (not owned by us, but by the Minstead Manor Estate), and a woody area on the other side of the track as you approach the house. The area is private and rural with no passing traffic (except to a couple of other properties on the estate, and to the estates farm vehicles). The chalet style house was renovated 9/10 years ago so is more modern in style, though not ultra modern. The house is of an open plan style downstairs, with limestone floor tiles throughout, and a modern country-style cream kitchen. Upstairs there is a straight landing with a master bedroom on one side with ensuite bathroom and walk-in wardrobe, 2 further double bedrooms each with ensuite shower rooms. There is a large gravel driveway with plenty of parking space. (Multiple vehicles) The area by the garages/barn can be used for parking as it is away from the house itself. The paddock (if dry) can also be used for overflow as it has gate access from the track. The whole area is situated within Minstead village, exactly 0.5 mile from the centre (the centre only has a very small green, the local pub and a small community shop). There is also a village church, where Sir Arthur Conan Doyles grave is situated. The property is easily accessed from J1 M27 within minutes. The Minstead Manor Estate, where the house is located, are also not averse to filming on their land, so with their permission too, this may also be possible. .

Undercastle Cottage

This cottage is in a secluded spot at the end of a long winding track. It has a thatched roof, oak framed construction, a large sun terrace and magnificent views, with gardens abundant with wildlife that roll down to the river's edge. The cottage has 1100 yards of private fishing along the Hampshire Avon River with a row boat, lovingly attended herbaceous gardens and pond in front of the property and beautiful interiors. This location is 95 miles (approximately 2 hours) from Central London. Thatched oak-frame Period look cottage on the banks of the Hampshire Avon River (which has some of the best fishing in the UK and private fishing for 1100m). The nearest village is a half-hour walk (to the gastro-pub) and in a quiet rural location with walks and bike rides from the front door. No other houses are in sight, surrounded by woodland wildlife - kingfishers, otters, free-roaming New Forest ponies, donkeys, and deer. The field opposite often has cows/deer and plentiful birds - ducks, geese, swans, and birds of prey. The river has platforms to access from the onsite rowboat - there's also a kayak and paddle board. You can swim in the river. The cottage's walls and ceilings are a tapestry of exposed beams and woods with the comfort of underfloor heating beneath chunky flagstone floors. The main house has two bedrooms - a master antique bed king-size double on the first floor and a bathroom with a romantic freestanding roll-top bathtub. A double antique metal double bedroom is on the ground floor. Also on the ground floor is a cloakroom, a double-height lounge, an inglenook fireplace, and a Carron pale blue/green Wood burner. A wall of quirky-sized, oaked framed windows is to one wall, French doors to a large sun terrace overlooking the river on another wall and a balcony to the galleried oak beamed landing on the first floor - the room is flooded with natural daylight. The ground floor has a front door entrance, although the entrance through the utility room into the kitchen/diner is often used. The kitchen is hand-made wood painted in pale grey/blue and equipped with an electric range cooker. A large round dining table lies next to the kitchen, enjoying views over the river. In addition, theres a dishwasher, coffee machine, large Neff fridge with wine storage and freezer and a utility room with a washing machine and tumble dryer. A few steps from the back door is a separate Fishing Lodge arranged as an ensuite twin bedroom with a TV and tea/coffee tray. Patio doors lead from the bedroom onto a small, perfectly functional shingle sun terrace overlooking the river. A second window in the bedroom also overlooks the river. The beautifully kept garden is surrounded by trees and filled with plants, blooms and sweeping lawns down to the river. It is 3/4 acre in size with 3 spring-fed and well-planted ponds to the front of the property flowing to the river at the rear of the cottage. The rear of the cottage has a large, paved sun terrace with roses and blooms growing up the side of the cottage and views up and down the river and across the fields opposite.
